The meeting began at approximately 6 p.m.

 

Lincoln Hill Parcel Sketch Plan Exercise:

The Planning Commission toured and developed hypothetical development sketch plans for a VT Fish and Wildlife parcel on Lincoln Hill Road as part of the rural area density & rezoning effort.  The exercise is intended to serve as a learning experience for Commissioners and to produce some demonstration materials that we can use at fall public meetings to explain new rural area zoning provisions as these are hashed out.  The Lincoln Hill Road site was selected because it is a sizable parcel (approx. 130 acres) in the Rural Residential 2 zoning district.  The Geprags Park parcel in the Agricultural zoning district will be the focus of the next meeting.

 

Commissioners met briefly at the Town Office, and then proceeded to the site.  After the site visit they returned to the Town Office to discuss the parcel’s natural resource features as well as development opportunities and challenges.  Each Commissioner did some sketching of possible development plans using the draft area-based density allowances prepared by the Director of Planning & Zoning – i.e., conventional/base density of 9 units, and a PUD/maximum density of 15 units.

 

The meeting adjourned at approximately 10:00 p.m.  The next Planning Comm. meeting is scheduled for August 27th, 2008.
