Town of Hinesburg

Planning Commission

Meeting Minutes

August 25, 2010

Approved - September 8. 2010

Members Present: Carrie Fenn, Joe Iadanza, Johanna White, Tom Ayer, Bob Linck

Members Absent: Jean Isham, Ray Mainer, Tim Clancy, Will Patten

Also Present: Alex Weinhagen (Director of Planning and Zoning), Mary Seemann (Recording Secretary).

Saputo: Alex W gave a quick “catch-up” on this project for the Commissioners who were not at the last meeting.

Carrie F mentioned that the “For Sale” sign was not on the property but no one seemed to know if Redstone has bought it. There is a possibility that the sign has blown over.

It was discussed again about the possibility of keeping the front part of the property, on Rte 116, clear and green. This led into some brain storming on what the town or Redstone could use as a “draw” to get the public down into that space and want to spend time there. It was suggested if restaurants went in that would be a good draw, and listing what is not desired in that area would be helpful.

The Commissioners discussed permanent zoning and the possibility of creating two districts from the property again. There was a discussion on having numerous types of businesses at this one location and the parking issues that comes with it. Alex said he would run some various scenario numbers regarding how much space will be required for parking.

A discussion of the truck traffic on Route 116 and Charlotte roads, would it increase with new businesses in place and if so by how much. Would they want to allow heavy truck traffic?

The Commissioners asked Alex Weinhagen if he had enough information where he could write up some permanent zoning language to pass on to the Selectboard. Alex said he would have it ready for the meeting on Sept 8th.

The Commissioners had a discussion on holding public hearings for the permanent zoning: when they could schedule them and where they should place notices regarding the dates for the publics benefit.

Minutes from 8-11-10: Carrie F made a motion to accept as written, Johanna W seconded. Bob L and Tom A abstained from voting. A vote was taken. 3-0 - The Motion Passed

Other Business:

Triple L Mobile Home Park is still for sale. Addison County Trust is looking seriously at it.

Alex received a copy of the modified zoning regulations from the Town of Monkton.

Jeannie Wilson is leaving as Hinesburg Administrator, no set time for her departure.

Carrie Fenn showed ideas for the parcel surrounding the fire department and police station. She showed some ideas for the village green where the Farmer’s Market could set up and sell out of their trucks. No specific time frame was discussed on this project.

The meeting adjourned at 9:50pm.

Respectfully submitted,

Mary Seemann
