**Note - This is phase 1 of an overall master plan.  Phase 2 will require separate review/permitting in the future.  The overall master plan (phase 1 & 2) shows 269 new homes (60 single-family, 40 attached townhouse style, 119 apartments, 50 senior apartments), 34,000 square feet of commercial space, 17,000 square feet of light industrial space, and 10,000 square feet of senior support space (integrated in the senior housing building).

Current Status - Final subdivision approval granted November 1, 2022.  State permitting underway.  Follow up site plan review for larger buildings anticipated after State permitting is complete.  Start of construction possible in 2023.

Project History/Schedule

This project COMPLETED the final step of a three-step review process (sketch, preliminary, and final review) with Hinesburg's DRB.  Additional DRB site plan review for larger buildings still necessary - applications anticipated after State permitting completed.

  • August 27, 2014 – conceptual sketch plan denied by DRB
  • March 31, 2015 – revised concept sketch plan denied by DRB
  • April 21, 2016 – upon appeal, Environmental Court overturns sketch plan denial, and allows project to proceed to next review step
  • October 8, 2019 – preliminary plat application received; applicant works with staff to make necessary revisions
  • February - August 2020 – DRB preliminary plat review public hearings
  • September 15, 2020 – DRB grants preliminary plat approval and stream buffer impact approval
  • September 7, 2021 - DRB grants six-month extension of preliminary plat approval
  • March 14, 2022 – Final application materials submitted.  Additional stormwater information still in process
  • June 2, 2022 - Preliminary staff comments sent to the Applicant for clarifications and additional submittals
  • July 19, 2022, August 2, 2022, August 16, 2022, September 6, 2022, September 20, 2022 - DRB final plat review
  • November 1, 2022 - DRB approvals
